Construction Management.

McKissack provides construction management services for both public and private sector clients on a broad variety of projects. Our core project expertise includes schools, hospitals, transit facilities, airports, parking structures, sports, commercial and industrial facilities. Our expertise is coupled with a thorough understanding of the means and methods by which infrastructure is delivered and the relevant construction processes. At McKissack we typically break a project down into four phases: programming, design, bidding and construction. We provide value added services to our clients through each phase of a project including the following:

Programming Phase.

McKissack provides guidance and offers direction in decisions regarding general project and performance characteristics, site analysis and selection, development of a preliminary budget, selection of a project team (including the design professional) and overall planning, budgeting and programming.

Design Phase.

Throughout the design of the project we provide our clients with critical information and guidance to ensure that the design matches their original intent, program and budget. McKissack also provides essential input regarding cost, schedule, quality and detail of the drawings.

Bidding Phase.

McKissack works with our client and project team to determine the correct number of bid packages for the project to maximize participation and competition. Once the bidding strategy has been decided upon, we work to ensure that prospective bidders fully understand the bid documents and construction schedule. We conduct pre-bid conferences with all prospective bidders. The better the bidders understand the documents, the more precise and more accurate their bids will be. McKissack also assists our clients in bid evaluation and award.

Construction Phase.

McKissack manages the construction process, including the work of all the contractors, so that each follows and understands the project design and schedule. We also manage change orders to ensure minimal cost and delay to the project. In short, we manage every aspect of the project to assure quality construction, timely completion and adherence to the Owner’s budget.

McKissack provides Owners with an experienced and objective advocate that acts in their interests and guides them through the construction project, from initial concept to final construction close-out. Our construction management personnel are well versed in the current best practices in cost estimating, labor and equipment management, cost and schedule control, quality management, work process review and documentation, contract administration, construction inspection, change management and dispute resolution. Our in-house expertise reflects more than 100 years of experience in the management of challenging projects throughout the United States.
